Q: How do I change my password?

A: Sign in as usual by clicking in the upper right hand corner of the aliiaoao.com home page. Then, click on "My Profile", which will appear next to the "Sign In" link in the upper right corner of the page. Scroll down to the Contacts section, which contains your email address. Under the Contacts section, click on the gray bar that says "Edit Sign In Information". From this screen, you can change your sign in name, and your password.

Q: Who can see my contact information in the directory?

A: Only Kaanapali Alii owners plus 2 members of Classic Resorts (Peter Rice and Mark Altier) can see the information in the public directory for this website. You can control what information from your profile gets displayed in the directory. To do this, first click on "Directory" in the Table of Contents for the website on the left-hand side of the page. Next, search for your own entry in the directory (either use the Search function, or scroll until you find your name). Next, click "More…" in the lower right text near the end of your own Directory entry. Once within your directory entry, you can edit and change the various sections of your information by clicking the "Edit" bar on the page, and you can also indicate whether you want to publicly display any piece of information or not. For example, to display your email address in the directory but not your home phone number, you can check the box "Display within Directory" for email and un-check the box next to your phone number. Then SAVE your information with the SAVE button on the upper left of the page. If you un-checked a box for "Display within Directory" for any of your information, a "lock" icon will now appear next to that information in the your directory entry to indicate to you that it is secured and will not be displayed to other owners in the directory.

Q: Is my personal information in my directory entry protected? Who can see my complete profile?  

A: Clicking on Profile in the upper right corner of the page next to Sign In takes you to the same information located in your Directory Entry (see question above).  In either case, only owners can see your public directory information. For information that is marked "secure" with a lock icon, only the owner webmaster (Mark Altier) and Classic site administrator (Peter Rice) can access this information.

Q: Why can't my friends and neighbors view the website?

A: We have chosen to make all pages (other than the Welcome Page) on the website secure via password protection so owners and Board members will feel completely confident that their information is being shared only with other owners. We hope that this will encourage you to share photos, list your hobbies and interests in your Directory Profile, otherwise communicate freely and often using this website.

Q: Why can't I find any information about the Rental Program?

A: This website is for the Association of Apartment Owners only. It covers homeowner, property management, and Board of Director issues only.  The Rental Program is a separate program  and each owner makes an independent decision about whether or not to participate in the Rental Program.

Q: Why can't I find the form to indicate the dates I want to use my unit?

A: This is a form associated with rental of your unit, and is to notify Classic Resorts for purposes of the Rental Program. This website is for the Association of Apartment Owners only. It covers homeowner, property management, and Board of Director issues only. It does not address Rental Program questions.

Q:  If I indicate in my profile that my primary contact method is email, will I still receive mailings from the AOAO Board and Classic Resorts?

A: The last section of your Directory Profile allows you to indicate if you would prefer to be contacted by email, postal mail, or both.  Even if you check the email button, you will still receive all critical mailings from the Management Company and the Board of Directors by postal mail, such as any financial or legal documents, notices of the Annual Meeting, and so on.  However, we may send you additional informative email online if you check the email button, such as notices of local news on Maui or notification that a newsletter is available online or that the minutes from the last Board meeting have been posted.

About the governing structure of Kaanpali Alii

In this section, we have tried to put together some answers to most commonly asked questions about condominium ownership and management.  This section includes questions about the condominium, its formation and governance.  Following sections talk about the management company, and also the cost of ownership: maintenance fees and Reserves for capital replacements.  There are many more questions than discussed in these sections and that is why we have developed the owner's manual. Q:What is a condominium?  

A: A condominium is a form of ownership.  Although many of us equate condominium with a vertical development, a two-lot subdivision could be set up as a two-lot condominium.   One of the key features of a condominium is that every member of the association has an undivided interest in the common area of the property.  We emphasize undivided, because we share the common areas with the other members and thus we are a member of a community.  This is a key concept; there are rules formulated to help everyone live together and which do limit what you can do without permission of the owners as a whole or the Board of Directors.

Q: What are the governing documents for Kaanapali Alii?

A: When a condominium is formed the State requires the developer to describe the project which is broken up into the individual apartment space, the common areas and sometimes, limited common areas.  The Declaration of Condominium Property Regime is the document that defines and describes these parts of the Association.  In other states the Declaration is also called the CC&R's. 

The By Laws are the second important document as they tell how the property is operated and governed.  It also details your voting procedures and provides rules.  

Finally, there are the House Rules.  The Board is authorized to formulate House Rules to provide detailed guidelines on how all the members of the community (association) live in harmony.  They are not required to ask the ownership for permission to set or change rules; they are only required to provide a 30-day review period.

Q: What are my voting rights?  

A: The By Laws provide the voting rights of all owners.  In the case of Kaanapali Alii, the developer decided that your allocated percentage interest in the common elements would be your voting percentage.   (insert link to By Laws - Voting Rights)

Q: What do I get to vote on?

A: The concept behind the state statutes on condominium governance is "self governance.  For this reason, many of the day-to-day operating decisions are assigned to the Board.  However, each owner is responsible for electing the Board of Directors. Elections take place every year at the annual meeting.  If you are not present in person at the meeting, a proxy will be sent to you allowing you to vote on the issues directly, or assign your vote to a proxy who attends the meeting and votes on your behalf.

Q: If I send email to Aliiaoaoboard.com, who will actually see my email?

A: Currently all email for the President and for the Board is being directed to the Secretary of the Kaanapali Alii AOAO Board. The secretary then forwards any email to the responsible Board member (depending on the question) or to the whole Board for general issues.  If you send a message that you want the entire Board to see, make sure you say so in your email and the Secretary will ensure that it is forwarded to all Board members.

About the management company, Classic Resorts

Q: What is a Management Company and what do they do?

A: A management company assists the Board with the management and operation of the property.  The Board is authorized to contract with a licensed management company. In our case, we employ Classic Resorts Limited.  The Board has a contract with Classic Resorts that outlines their responsibilities and obligations.  Many of the duties of the Board are assigned to the management company for day-to-day operations. For example, the Property Manager is an onsite employee of Classic Resorts. The management company also provides fiscal services and maintains the books and prepares financial statements for the Association.

Q: Who is Classic Resorts?

A: Classic Resorts is a Hawaii-based management company whose principals are Jeff Halpin, Peter Rice and Kay Carpenter.  The Property Manager is also employed by Classic Resorts (link to Property Management). Classic Resorts is licensed as a brokerage company in Hawaii and a registered Managing Agent.    (link to Directory)

About maintenance fees

Q: What are maintenance fees and how are they computed?

A: Your maintenance fees represent your share of the common costs to operate and maintain Kaanapali Alii.  Your Board of Directors prepares and approves a budget each year in advance.  Your percentage interest in the property as stated in the Declaration is multiplied by the total costs of operating the property to calculate your maintenance fee payment.

Q: What is the Reserve?

A:  In addition to the operating costs the State of Hawaii requires all condominium projects to establish and properly fund a reserve for capital repairs and replacements.  Your Board reviews the Reserve Schedule on an annual basis to insure that the correct assumptions are being made for replacement items and their replacement cost.  The Board also makes assumptions on escalations of costs, interest income earned on balances to project future fund balances.  Your budget then reflects the amount of money that needs to be added on an annual basis to insure that proper funds are always available.

Q: Will my Maintenance Fees go up?

A: As mentioned above the maintenance fees are based upon the budget approved by the Board.  As expenses rise, traditionally your maintenance fees follow.  However, at Kaanapali Alii, we have some other sources of income in addition to payments from owners.  We earn income from the Activity Desk in the lobby and we earn income from allowing telecommunications companies to use our roof for their broadcast antennae.   This additional source of income is used in many ways for your benefit.   In all cases, it is used to control maintenance fee increases.  Sometime this income is allocated directly against operating expenses to reduce fees, in other cases it is used to fund necessary capital improvements to the project that would have surfaced as additional charges anyway.

Q: What will happen if I don't pay my maintenance fees?

A: The By Laws require that payments are due on the first day of the month and are considered delinquent if not paid by the 5th day of the month.  Payments not received (note emphasis on received and not postmarked) by the 5th day of the month are assessed penalty and interest.

Q: What happens if I have a problem with one of my neighbors?

A: Kaanapali Alii has Houses Rules that outline rules for use of the common elements.  These rules can be viewed on this site at (insert link).  The first step would be to try and settle the issue amicably by talking with your neighbor.  However, if all else fails, you can report any House Rule violation to the Board.  A form to do that has been created on this web site.
